Being clear about your intentions for selling will make it easier for your REALTOR® to determine the most appropriate option for your specified financial, lifestyle, and real estate goals. Whether that is moving on to a bigger home, downsizing, changing cities, or other life decisions.

What Is The Current Market Like?


It is a REALTORS® job to educate you on the current market, so that you can make the right choices for your situation. When hiring a REALTOR® they should present you with the current statistics in you neighbourhood and how that will effect you. REALTORS® (should) spend lots of time creating a customized presentation that will reflect on your home. A REALTOR® should keep you up-to-date on what is happening in the marketplace and price of competing properties.

Note: Since the market is constantly changing it is recommended to receive a New report on the current statistics in your community.

Check Your Finances


This is the first step to selling your home. Deciding to sell your property demands a serious consideration of your current financial situation and future possibilities. There can be additional pay-out costs that you may want to re-familiarize yourself with before deciding to list your home. In this case you will need to talk to your lender before you can proceed.

Meet With a REALTOR®


It's important to choose a REALTOR® you feel completely comfortable with. The starting process to this is to do your homework. Google, and other Social Media outlets are a fantastic way to see what past clients have thought about the REALTOR® you are looking to hire. Can't find anything? This is a red flag that your REALTOR® isn't utilizing one of the most powerful marketing sources - The Internet. Don't fall for the trap of hiring the first REALTOR® who suggests the highest asking price, as some REALTORS® have been known to try to "buy" your listing. A good REALTOR® will explain to you how they arrived at the price they think is appropriate. It is important to build a relationship on a foundation of honesty, and trust.

Listing Your Home


Setting a fair market price will attract more potential buyers, and give your home more exposure. Over pricing your home can lead to it staling on the market, and build up history. Listing with a knowledgable REALTOR® who has a dynamic plan to market your home will benefit you greatly. At this point it is time to sign an Exclusive Representation agreement, and start de-cluttering, touching up, and ensuring your home its presentation ready

Marketing And Promotion


Every REALTOR® has a different way of how they choose to market homes. Many think simply posting it on MLS and waiting is enough to get the deal done. There are many tools that every REALTOR® has at their disposal to help create a customized marketing plan for your home. Before signing a listing agreement it is important to make sure your REALTOR® is going to work for you, to get the results you need.

Negotiation


Your REALTOR® should always be on your side and help to negotiate an offer that fits your needs. They should input any conditions that the seller may need to help protect the seller. Once an offer is agree upon the home is pending, until the buyer removes all their conditions, and if need be the seller removes their conditions. You receive a waiver and the home is now SOLD! Finally, your lawyer and REALTOR® will walk you through the paperwork and legal bits needed to close.
